Phase 1

Planning & Selection

Select Your Builder

Compare builders based on reputation, quality, warranty, and pricing. Review online reviews and visit completed homes.

Pick Your Floor Plan

Choose a floor plan that fits your lifestyle. Consider room sizes, flow, storage, and future needs.

Choose Your Lot

Select your homesite based on size, orientation, views, and premium costs. Corner lots and cul-de-sacs often cost more.

Phase 2

Design & Contract

2-3 weeks

Design Center Appointment

Select your finishes: cabinets, countertops, flooring, fixtures, and paint colors. This is where you personalize your home.

Review & Sign Contract

Carefully review the purchase agreement, included features, upgrades, and timeline. Have your agent negotiate terms.

Secure Financing

Get pre-approved and lock your rate. Many builders offer incentives for using their preferred lender.

Pay Earnest Money

Submit your earnest money deposit (typically 1-5% of purchase price) to secure your contract.

Phase 3

Construction

4-8 months

Pre-Construction Meeting

Meet with the builder to review plans, confirm selections, and establish communication expectations.

Foundation & Framing

Watch your home take shape. The foundation is poured, then framing begins. This is an exciting milestone!

Mechanical & Finishes
